How to Boost the Value of Your Home on a Budget

Everyone who has ever tried to sell their home will tell you that it’s often very difficult to get as much money as you originally planned. There are many reasons why this is the case, but one of the most common ones is actually the fact that the house is simply not worth the amount the seller has advertised.

No buyer will ever part with so much money believing they are not getting their money’s worth, which is why the seller needs either to lower the asking price or improve the value of the home. The latter requires a certain investment of time and money, but, if done correctly, it can really boost the value of the home and maximise the profit. So, what is it that we can do to make our home more valuable without breaking the bank?

Kitchen

The kitchen and the bathroom are the rooms which contribute the most to the overall impression and functionality of your home. As a result, most investments in these two rooms are completely justifiable. You might paint your cabinets a neutral colour and replace outdated hardware if you wish to revamp your kitchen without spending much. Even some of the appliances could be painted and given a new look, but you have to be careful with selecting the right type of paint for the job.

Bathroom

Another place that can be a very strong selling point is the bathroom. Swapping your old fixtures with new ones will instantly improve both the appearance and functionality. Needless to say, scrubbing your tiles till they are shiny again is also very helpful and so is a fresh coat of paint. Some simple tricks, such as hanging new towels and improving the lighting, also go a long way when it comes to the overall look of the bathroom.

Clean up the mess

Each potential buyer is visualising themselves living in your home as they walk through it and no-one would be happy to live in a cluttered space. That’s why you have to get rid of all unnecessary stuff and put everything where it belongs. The tidier your home, the better chances of selling it you’ll have. Even if you don’t want to throw some items away, make sure you move them to your garage or a storage unit while you have people visiting your home. This is particularly important if you have kids and you’d like to keep their toys, but they just make the whole place look messy.

More light

If you don’t get enough daylight in your home, you’ll need to invest in light fixtures that can illuminate the space appropriately. Chances are, some of the potential buyers will visit your home in the evening as well, which is why you have to make sure there’s always enough light in your home. Replacing old fixtures and bulbs is not that expensive, but the benefits are really great. Also, if you opt for energy-efficient bulbs, your electricity bill will be lower, which is another strong selling point.

Outside

The first impression is often crucial when it comes to selling or buying a house. This means that you shouldn’t neglect the outside of your home. Make sure that your front yard is presentable, just like the front door and the walls. You can paint the outside of your house by yourself, provided that you have the right equipment, such as the range of scaffolding.

There’s no excuse for not mowing your lawn, raking the leaves and trimming the shrubs in front of your house. Remember that curb appeal plays the most important role in creating the first impression of your home.

As you can see, some simple interventions that don’t cost much can help you improve your return on investment. Not only that, but if you manage to fix some minor problems, you’ll sell your house much more quickly. This way, you won’t have to wait for months until someone shows up and meets your asking price.
