Why Building inspections for new houses Are So Important

When you’re considering purchasing a new house one of the main considerations is probably the ack of maintenance. Because the house is new it’s reasonable to expect maintenance to be minimal and no major repairs will be required.

Sadly, despite this being a reasonable premise, this is not always the case.

In fact, it’s the fundamental reason why building inspections for new homes are essential, and why you should use a company offer magnetic particle testing. This type of testing will highlight cracks and flaws in the building process without taking the building apart. You’ll then be able to decide the cost of fixing any issue and whether it is worth the time and effort.

There are several reasons why you should be having a building inspection completed on your new house. Don’t forget, your mortgage company will assess the value of the property, but they won’t verify the structural integrity of a property. That’s why you need a building inspection.

Peace Of Mind

The first thing to note is that you’ll have peace of mind if you have a building inspection done. Regardless of what they discover, you’ll know what issues, if any, you’re facing and be able to work out a plan to deal with them.

That means you’ll have peace of mind in your new home as it’s unlikely there will be any unpleasant surprises.

Protect Your Finances

If your house develops structural or other issues as a result of poor build quality then the value of your home will plummet. This can potentially give you the problem of negative equity, leaving you trapped in your home even if you want to sell it.

By having a building inspection done you’ll also be damaging your personal finances. It can be costly to repair your home but you may find that it isn’t covered by your insurance, leaving you to take the hit financially.

Your mortgage company won’t be able to help but they will want you to continue making the appropriate payments.

Warranty Work

If you’ve fallen in love with a house then you’re going to want it even with the defects. However, if you have a building inspection completed on your new home and find issues, you’ll be able to get warranties and guarantees from the developer to resolve the issues.

This will allow you to continue with your purchase without worrying about your finances taking a nasty hit.

Remember, just because it’s brand new doesn’t mean that it’s exempt from an inspection. Builders cut corners and make mistakes, just like everyone else. Picking up the issue early will help to ensure it is resolved satisfactorily without resorting to expensive and annoying legal battles.

It’s also a good idea to build a second building inspection into the purchase contract. This should be 6-12 months after purchase and will help to ensure your new home is satisfactory and not subject to subsidence. This may not be picked up at the initial survey as it’s a result of the ground settling.
